What Does the Process Look Like?

The first step is to choose an approved and qualified 501 (C) 3 charity that accepts building materials that will result from deconstruction. We can assist you in locating an appropriate charity, or you can choose one from the list provided on the official IRS website.

Once you have chosen a non-profit, the commercial property will be deconstructed by a team of contractors. Typically the non-profit will have their own deconstruction team or will be able to arrange a crew of workers to deconstruct the property.

After the deconstruction is complete, it provides an opportunity to leverage a more financially efficient process, leading to an incrementally higher IRR (Internal Rate of Return) and NPV (Net Present Value). The IRS requires an appraisal to be made by a Qualified Appraiser for any donation with a fair market value of over $5,000. Based upon the size of the project, and the scope of work, commercial properties tend to have larger donation values. It is crucial to retain the services of experienced appraisers familiar with used building materials and accustomed to dealing with large, high value projects.
